Gramercy: Before and After Case Study

I sold this unit to another first time buyer. He was thrilled to come into his first home and it was pretty much turn key. Meaning, there was no repairs needed and the unit was ready to move in as is. The unit was pretty well maintained and already had the upgraded kitchen. He lived here for a few years and decided to sell.

This a great case of the power of staging, Feng Shui and how to sell the space. Particularly because the unit was a studio, there was no separation from the room to the living space. What my client cleverly did was put up a glass slider, that not only separated the rooms, it also created privacy to the room area and created a more modern vibe to the space.

When we listed, there were units that sold under what we were asking for, to which would have been priced higher that comps were sold. We generated 13 offers and got offers over asking. We sold at a price that was the highest price sold for that same studio floorpan in that building. Another successful purchase and resale scenario.
