This particular client was his first flip as an investor. I assisted him and his business partner secure the property. It was a true fixer, that needed some serious TLC. The home was in really poor condition, no HVAC unit and had a lot of deferred maintenance. Due to the condition of the home, we were able to get a reasonable price that could yield decent margins.
Once they closed the deal, they didn’t waste any time on getting it back on the market within 3-4 months and turned around with a profit of about 50k. Not bad for your first flip! This was a bit challenging though since the extra family room in the back was not permitted but it wasn’t too long til we found the right buyers that were excited to live in this revamped Valley home. Equipped with a brand new kitchen, opened floor plan, remodeled bathrooms, beautiful landscaping and of course a new HVAC unit for those scorching hot valley summer heat its infamous for. But not enough to stop a new family from enjoying the efforts of this first time flipper.
